Expat housing in Luxembourg 2026: search, rent and secure a home

Housing · Preparing your move

Finding a home is the step that conditions the rest of your relocation: it weighs on the budget, on family reunification and on the choice of school. This guide explains how to organise the search from abroad, which documents to prepare and what to check before signing a lease.

A tight market: prepare the search before you arrive

Demand is strong and supply limited, especially in the capital and its surroundings. Start looking several weeks before departure, through listing portals, agencies and professional networks. Your employer or its mobility team can sometimes offer temporary accommodation.

Where to live: three trade-offs

  • Distance to work: lower rent in the outskirts is paid for in commuting time, public transport being free.
  • Family and school: where your children go to school may dictate the municipality.
  • Type of property: studio, flat, flat-share or house depending on the number of occupants.

Documents landlords usually ask for

  • Employment contract or job offer.
  • Recent payslips if you already work.
  • Identity document and, for non-EU nationals, the visa or residence permit.
  • Proof of solvency or a guarantor if requested.

Requirements vary by landlord. A non-EU candidate does not yet hold a residence permit on arrival: explain the type D visa procedure and present the employment contract.

Before signing the lease

The deposit (rental guarantee) is capped by law, and agency fees are also regulated. Check these points, as well as the entry inventory, service charges, lease term and notice period, on the Housing section of Guichet.lu or with a professional before paying anything. Beware of any request for payment before a viewing and a written lease.

Address, arrival declaration and residence permit

Your address is used for the arrival declaration at the municipality, then for the residence permit application. A lease or an accommodation certificate is therefore a structuring document of your immigration file: do not take it lightly.

What this guide does not quantify

We do not publish an average rent, which would be misleading by municipality. Consult the Observatoire de l'Habitat for current values and feed the result into your budget, tested against the expected salary.

Organise your arrival in the right order

Visa, housing, family: a dated relocation plan, with no commitment.
